WHY OFFER A SELLER CONCESSION?

Both buyer and seller look to maximize their bottom line and look for ways to improve the terms of the deal in the way of incentives
These concessions can be advertised from the start and offered on the listing, while both parties are negotiating the contract, or can come during the transaction after inspections are complete.
Seller concessions occur when a seller agrees to cover the costs of things a buyer usually pays for. So why would sellers offer them from the beginning? (especially when in a buyers’ market)?
Ø To accelerate the sale if the seller is under a time frame
Ø To help first-time buyers make a decision regarding costs
Ø If it’s a slow market, or the inventory is high; to attract more buyers
Ø To compete with other listings offering the same or similar incentives
These concessions should be submitted in writing in the purchase agreement, or can be negotiated in an addendum to the contract mid-transaction just before closing.
Some non-cost benefits for buyers:
Repair credit- Instead of fixing the issue offered- upon closing
Offering a Home Warrantee- to give buyers peace of mind if appliances or systems break down
Flexible closing date- Sellers offering to move their closing date to correspond with the buyer’s time line
Including furniture or personal items with the sale (under a separate addendum)
Cover any initial one-time HOA fees
Flexibility with buyer’s closing costs- i.e. title insurance, surveys, attorney fees, appraisals, home inspection fees, etc.
