WHAT DOES TITLE INSURANCE DO?

 

What exactly is TITLE INSURANCE?

 

If you are buying a home, title insurance protects your investments and property. There are two (2) different types of policies:  An owner’s policy and a lender’s policy.

 

As a buyer, you want to protect your investment, and the ownership rights that come with it.   This is why it is wise to purchase an owner’s policy of title insurance, which will protect your rights as the homeowner for as long as you or your heirs have an interest in the property.

If you mortgaged your home, chances are that you were required to purchase a lender’s title insurance policy that protects the bank or any other lending institution as long as you have an interest in the property.

There is a one-time-only premium payment for title insurance. The premium is paid by the buyer/borrower at the closing table and becomes part of the closing documents.  After the closing, the title agency issues the actual title policy on behalf of the title insurer, (and in COLDWELL BANKER’S case, REAL SAFE TITLE is our preferred insurer.)

WHAT COULD HAPPEN IF YOU DO NOT HAVE TITLE INSURANCE?

You would be unprotected if a title issue should arise- which would result in time and money in legal fees.  You could potentially lose your rights to the property, depending on the issue.  (Please consult me for a list of trustworthy real estate attorneys that have professional, competent knowledge and advice in caring for their clients.)
