Where do I go to get answers to commonly asked questions?

After serving the SOMERSET HILLS area since 1983, here are some common types of questions you will face on your homebuying journey, starting with your

Mortgage Broker. Why is the home on the market, you ask?  As a seasoned, respected Realtor I have a network of other agents to help me find out why the home is up for sale.  Friendships within my pier group are important.

What is included in the sale?  There may be exclusions on the property that the seller does not want to include- I will be able to help determine a list of property inclusions and exclusions to enhance your purchase.

What about the roof?  A common question that gets asked a lot.  If the evaluation is not included in your general home inspection, I can recommend experts in the field to give you an honest assessment. 

Want to know how long the home has been for sale?  Once again, your Realtor will be able to help.  It can be a good thing- or it can be a bad thing. I will know how long as well as figure out why it has lingered on the shelf so long.  You can then use that information to your advantage in negotiations.

Is it accurately priced?  Here is where your Trusted Advisor is needed.  One way is to compare similar properties by square footage in a given neighborhood.  I will be able to pull comparable home sales in the area and determine what the home's value should be.

How about the Neighborhood?  

I work in a specific area: THE SOMERSET HILLS so I not only know about the homes, I know what life is like. Also, schools, shopping, transportation, etc. Lots of information can be researched- but it takes someone who has lived there to know the details and have their pulse on the community.

Are there any known problems with the home?  Discussing how severe the issues are, from "this must be taken of now" or "should be taken care of as soon as you move in" should be established.  Every inspection turns up issues.  There is no such thing as a perfect home.  But know where you stand and know what projects need to be addressed right away. Your Realtor can help you with her personal list of professional vendors to help you.

When will the sellers vacate the home?  I can help you work out an agreeable scheduled move-in date with the sellers if it has not been made clear at the time of the offer. Sometimes, this can be a contentious issue.  I am here to help!
