Home Projects that Boost Value

...and how does this apply to your home?

It’s smart to be strategic about what to choose as your home project upgrades…spending a lot of money matters…not all projects offer the payout you would expect.

 

Not every home renovation project will increase the resale value of your home. Before you invest in a swimming pool or a new addition, consider whether the project will pay itself off by getting prospective buyers in the door when it is time to sell.  This is just smart planning.

Smart planning ahead means being prepared when a surprise happens.  Ever-shifting priorities means you may even be able to spread out your work load- with more control over the cost, plus the enjoyment of the upgrades when they are ready. There is no accounting for a buyer's needs to shift in and out of fashion!

 

NOT SURE WHAT IS WORTH DOING?

Consider these statistics from a study by The National Association of Realtors® (which I am a member of) for your ROI- (return)

1.    A new steel front door- (this one surprises me!)  100%

2.   Closet Renovation- (this one surprises me even more!) 83%

3.   New Fiberglass front door- 80%

4.   New Vinyl windows- 74%

5.   New Wooden windows- 71%

6.   Basement conversion to living area- 71%

7.   Attic conversion to living area- 67%

8.   Complete kitchen renovation- 60%

9.   Add a new bathroom- 56%

10.  New primary suite- 54%

11.  Bathroom renovation- 50%

Although some of these numbers may surprise you, there is no number to apply to the enjoyment and comfort you get from these upgrades.

If an update you are already thinking about overlaps with those high-ROI upgrades, great. Odds are it’ll improve your quality of life now and your home’s value later.

But don’t take this list as law. This is based on national data and is the sort of thing that is going to vary based on what’s most sought-after and where you live. This is where I come in.

Just make sure you don’t overdo it. Too many high-end updates can make your home the priciest in the neighborhood. That might sound great, but make sure it meets with buyer’s expected price range for our area. And in our Somerset Hills area, it probably will be valuable.
