Practical advice for both buying and selling

Repairs and Fixes

Now would be a great time to tackle all of the small nicks, scratches, chippings, doorknobs, handles, leaks and caulkings that you don't notice over time.  Remove scuffs and scratches- attacking areas that need a little TLC attention.  When cleaning you will show the buyers that you maintain the property and take pride in making your home look nice.

Clean Clean Clean

Clean like you mean it!  It will show your buyers that you have taken care of your home and have pride in its appearance. You will want every inch to shine from every corner.  Window blinds, inside the refrigerator, windows washed squeaky clean; everything.  I once listed a home in the Somerset Hills area where the owners staged the inside of their refrigerator!  Every bottle, can and Tupperware bowl was matched and lined up perfectly!  Everyone who walked out of this beautiful home, filled with special features on its own, commented on the staged food in the pantry and refrigerator!  The home went under contract immediately! Also, don't forget about pet or food odors. Trash cans, doggie odors all need to be eliminated.

Furniture Arrangement

This is where an expert eye when staging can help. You want to aim for as much open space as possible. Everyone evaluates the space for their own furniture, so put extra furniture in storage and remove any oversized pieces, damaged pieces, those that need to be reupholstered, and see how the flow of the rooms improves. 

Lighting and Paint

This is where more cost is involved, but I have found it the most appealing. Lighting is very important.  All lightbulbs should be refreshed and changed if necessary.  One interesting and up-to-date fixture in the bathroom, kitchen, or primary bedroom can make all the difference.  Wall colors also should remain neutral and stylish with the current trends. Brighten up your rooms by opening blinds and shades, turn on all the lights before a showing (including lamps, closets, and hallways) and watch the magic happen!

A fresh bouquet of greenery will dazzle any room and flowers will bring the freshness of the outdoors in so go ahead and let your garden colors bloom!
