HOME INSPECTIONS tips you must know

Infrared (IR) thermal imaging for home inspection is a non-destructive, high-tech method using cameras to detect surface temperature variations, identifying hidden issues like moisture intrusion, insulation gaps, electrical hot spots, and energy-wasting air leaks. It reveals problems invisible to the naked eye, assisting in pre-purchase assessments, identifying structural defects, and improving energy efficiency. Make sure you Home Inspector offers this technology!
Key Uses of Thermal Imaging in Home Inspections...a must have!
Moisture Detection: Identifies hidden water leaks behind walls, under floors, and around roofs or windows, which can prevent mold and rot.
Insulation Gaps: Highlights areas with missing, damaged, or settling insulation in walls, ceilings, and attics, crucial for reducing energy loss.
HVAC Deficiencies: Detects malfunctioning components, duct leakage, and uneven heating or cooling throughout the home.
Electrical Hazards: Pinpoints overheated circuits, overloaded panels, and faulty breakers, reducing fire risks.
Air Infiltration/Drafts: Locates cold or hot air entering through gaps in doors, windows, and construction seams.
Pest Infestations: Can sometimes identify hidden nests behind walls due to temperature differences.
Benefits for my Homeowners and Buyers
Non-Destructive: Allows for inspection without breaking through walls or dismantling, saving time and repair costs.
Improved Safety: Identifies fire hazards and structural threats (like hidden water damage) that a traditional visual inspection might miss.
Energy Savings: Pinpoints exactly where energy is leaking, helping homeowners make targeted improvements to lower utility bills
Detailed Documentation: Provides you with a clear visual report (before/after) that confirm issues, ensuring repairs are completed properly.
What are the LIMITATIONS?
While powerful, thermal imaging does not "see" inside walls directly; rather, it shows the effects of temperature on the surface. A thermal scan is most effective when there is a significant temperature difference between the inside and outside of the house, and it should be used to guide, not replace, a comprehensive, traditional inspection.
