Buying a new home can be easy- or it can be difficult. Let me help you down your road to success- and know that I am behind you all the way! Here is a guide to follow toward a smooth closing:
Start here: First, obtain a mortgage pre-approval. This is always the first thing a listing Realtor will ask us to produce.
Then, I will discuss with you your wants and needs to assure you are shown homes that fit your needs and budget. After viewing properties and finding a home you love, we then write an offer to purchase. I then negotiate the terms and work toward an accepted contract. Here is where you can decide about a whole home warranty and if it is appropriate for you. Of course, I will help you decide! Next, we discuss contingencies. These can come in the form of a home inspection, and specific additional inspections: (roof, chimney, septic, oil tank sweeps, HVAC additional, swimming pools, etc.) and strive to remove these contingencies and resolve any issues that remain. Next, we conduct a title search and obtain title insurance to secure both the title to secure the home. Then, homeowner's insurance is obtained. When all of this is secured, we then obtain your funds to close, and make the home yours!
